Was wondering if anyone knew how to do the following in CF using a Regex:

Find %INCLUDE="random string here"% (or %INCLUDE="another string here"% or %INCLUDE="some text"% or %INCLUDE="whatever"%)

and pull out the "random string here" as a variable
and be able to replace the entire string with the value of another variable.

Any help much appreciated!
